Last but not least I’ll apply an advertising budget to your property specifically focused on the demographics of the buyers profile we determine fits your home.

The Home Sale Process
Home valuation is arguably the most important part of any listing service. Real Estate Marketing is necessary to get serious exposure on the market – but that exposure can only do so much. A house is among the largest purchase most people will make in their life. Buyers will always consult their REALTOR® on price and potential future appreciation before writing an offer. As a result, no matter how much activity we get on the listing we need to have a price that can be justified by Edmonton’s current real estate market.
Now we know what price we want to list your home at so it’s time to make it shine. We’ll decide which social media platform will best suite your Real Estate Marketing and we will get started making content! Depending on what features we want to highlight our content creation will involve a few videos, tons of additional pictures, drone shots or maybe even a physical approach (door knocking and flyers). Once we have the content as well as the pictures and write up nailed down for the MLS® listing we’re ready to go!
Listing & Ground Work
Once the listing is up there are several features, I offer with this listing service. Firstly, I will put up my REALTOR® sign and 2 additional ‘New Listing’ signs. Once your home is listed on MLS® I will come over with marketing material for the home as well as cards to place around the home to answer any questions the potential buyers may have. Lastly, it is important to host an open house the weekend after your listing reaches the market. Normally from 1-3PM on either Saturday or Sunday.
The property has been successfully marketed and we have an offer! I will help you negotiate the deal, provide advice plus market statistics/comparable sales and we’ll work together to get the price YOU want. After we’re pending, I will handle all the closing paperwork and coordination throughout the remainder of the process. On closing day I’ll ensure everything runs as smoothly as possible while keeping you in the loop throughout the entire process.
